Tenants are our customers and their satisfaction is vital to our success and vital to optimize your return on investment. · TENANT PROCUREMENT On behalf of our clients we effectively screen tenant prospects, vendors, and team members to insure success. Tenant prospects are evaluated based on credit reports, employment references and former landlord references. We do a thorough move-in inspection with photos and require a security deposit from each tenant to insure their performance under the lease agreement. · REPAIRS & MAINTENANCE All repairs and cleaning services are done properly, promptly, and at best value pricing. We take the hassle out of keeping your property in excellent condition with the availability of cleaning, repair and maintenance resources. All necessary repairs are handled with no cost "mark-up”. Not only are the tenants kept happy but this process also avoids a build-up of deferred maintenance which usually brings a big financial hit and also takes the property out of productive use for an extended period of time. · RENT COLLECTION Collections are handled with diligence to insure the investment performs. As an owner of property entrusted to us to manage, you will not have a tenant living in your home without the rent obligation being fulfilled. As we tell the tenants, “Not having the rent paid just takes all the fun out of it”. We never hesitate to take legal action when needed and we will handle the entire eviction process when necessary, including attendance in court as required. It is our duty to avoid the legal potholes and to represent you in collecting the rents promised by the tenant. · ACCOUNTING We provide our clients with detailed accounting (Monthly & Annually), direct and prompt communication regarding all activities, and expert, seasoned advice to assist them in problem solving and development of win-win strategies. Our disbursements to clients are made each month as quickly as possible without arbitrary hold times. With rent being due by the fifth of the month, most of our reports and owner payments are in the mail by the fifteenth. We also offer to deposit client funds directly with a local bank if requested. · FULL TIME – FULL SERVICE We maintain full time office hours to facilitate tenant inquiry and service response and provide our monitored website to provide access to information around the clock. The website also gives our tenants a tool to report repair or maintenance needs after hours or over a weekend. · MARKETING We use an effective arsenal of marketing tools including a strong web presence to advertise our properties to a wide range of local potential tenants. Our listings are placed on the AHRN website which serves military customers, as well as Craigslist, Realrentals.com, Savannahrent.com, House.info, and our website www.FrankMooreCo.com which is syndicated with additional sites, namely: Hotpads.com, Zillow.com, Trulia.com, Oodle.com, Vast.com, Trovit.com, and Googlebase/maps. In addition, we also distribute flyers to Hunter Army Airfield (3 locations) and Armstrong Atlantic State University(multiple sites). · LOW FEES As investors ourselves, we understand the processes of making your rental property perform. We have the goal of building a long term relationship and therefore we have established a fee structure designed to enhance your investment value. We earn a low percentage on rent collected with no additional fees for renewals, lease up, or collections. If there is no rent being received on your property you’re pay no management fees...
